What builders leave out of quotes
The cheapest custom-home quote is often the one missing the most. Builders do not always omit the same things intentionally, but homeowners still need to know what may be provisional, excluded, or under-allowed before they choose a builder.
Common missing or under-scoped items
- Site prep and utility work
- Drainage or grading
- Allowance gaps for kitchens, baths, windows, and flooring
- Outdoor living, hardscape, pool, and specialty structures
- Timeline assumptions and escalation risk
Why it matters
Two quotes may look far apart even though the more expensive one is simply carrying more realistic scope. The goal is not just to get a low number. It is to get a cleaner number.
